From our formal appointment and integration into the design team to project hand-over / completion where applicable by agreement, AAS aim to form an integral working, valued partnership, as part of the overall project design team.

Our project specifications are developed through a thorough briefing with the designers / architects to fully understand your projects needs, requirements, contract, procedural and procurement status, in doing so aligning appropriate requirements to fulfil the architects / designers / key stakeholder’s specific project requirements.

Our QA / QC procedures ensure each project has the necessary steps to deliver the specification consulting role effectively, within the project’s key milestone control points as required. To maintain our QA / QC protocols as is now industry standard, it should be noted that AAS will only advance to the proceeding design stage production stage, upon formal instruction to proceed within the overall key stage workflow/project schedule programme, thus maintaining overall quality assurance and quality control on your project.

When it comes to specifications, we fully understand that one size does not fit all. Each and every project is different as its size, geographical location and specific requirements. To this end, we offer a range of different specifications to suit the requirements of your project. To ensure this process is fully integrated from the commencement of the specification, this includes a direct interface with the design team to discuss which specification type is appropriate.

A well prepared and coordinated specification communicates what the project client is buying from the contractor. It deals with scope, quality, activity, and responsibility, and as such complements the contract conditions and other project documentation. During construction the specification is used to check the adequacy of the contractor’s work on-site, as well as providing a reference an integral point for the determination of variations, along with the design team’s respective documentation packages.

Specification Formats:

We understand the intricacies and complexities of what it takes to develop a “watertight” specification. Whilst our principles and processes can remain uniform, there are, several differing specification formats, which must be followed to suit the local geographical requirements.

We strive to maintain a master baseline specification, in the following formats in order to serve each region we undertake projects within:

CSI MasterSpec, Uniformat, and Section Formats.
CSI MasterSpec with inclusion where applicable of both: American, British / EU standards, to for fill your regional requirements.
NBS (CAWS) – Common Arrangement of Works Sections.

We have developed our documents and style of writing for each of the specification formats, suitable for their associated regions, which we believe gives the best protection to our much valued projects clients.
